How We Derive The Budget

We have previously constructed dozens of bungalow houses for our clients with a budget of 1.5M. We easily achieve this in the states budget by using the following techniques: 

  1. Purchase of manufactured materials direct from companies
  2. Purchase of quarry materials directly from the nearby mining stations
  3. Use of more labourers in a day minimizing days of work
  4. Transporting all manufactured materials using one common means to the site 
  5. Using our own welding machines at the site 
Construction Timeline

We deliver this houses within 45 to 60days depending on the following:

  • Landscape of the area 
  • Finishing of the area 
  • Weather of the season
Construction payment procedure

We plan our Construction into three different phases where the clients pays in three phases as the client sees the proceedings of the project. We so this so the client can easily move with their house step by step.

1. Phase one: 

40%of 1.5m which is ksh600,000- this takes care of the following (Plan, Materials purchase-manufactured & mined, trenches digging, foundation laying concrete, quarry stone.

2. Phase Two:  

30%of 1.5m which is 450,000/=- which takes care of: ( slab concrete mixing, bricks laying, rental beam, ventilation bricks, roofing-timber & iron sheets)

3. Phase Three:  

30%of 1.5m which is 450,000/= which finishes on: ( doors and windows installation, electrical piping, plumbing- water piping, plastering, flooring (red oxide//terrazo//normal tiles), ceiling boards (normal chips), paintings, lighting bulbs, kitchen fittings, bedroom fittings and outside verandah)

  • ​Landscaping belongs to the clients price list although manholes and piping of the same belongs to us 

  • The perimeter walls, road striping, cabros and glass laying belongs to the customers expense 

  • Electricity Kenya Power dropping and meter registration is at the expenses of the owner

  • Water meter registration and plugging in the home from the county council meter is at the expense of the customer
  • The client should provide a temporary house for our skilled labour for the few days if the construction and a store of the materials purchased
  • Any finishing preference of the client about the stated finishing belongs to the clients expense
